When I was a young man, I bought my first house.

I made every mistake that you could possibly imagine.

I picked the wrong real estate agent. In fact, he was the seller's agent as well, and I didn’t even know why that mattered. I didn't negotiate with the seller because my agent said it was a "once in a lifetime deal" and the "seller has lowered the price already".

And 'novice me" was so excited to get into a home of my own I didn't bother to question what he told me.

Turns out I paid too much for the house.

I had my own lawyer look over the transaction - but it turns out he and my agent were business “friends,” and he just pencil-whipped the agreements.

I didn’t get an inspection - because my agent said my lender wasn’t requiring one and I’d save money.

Turns out the house had a pack-rat infestation in the attached garage. They chewed all the belongings I left packed in the garage the second night after I moved in.

When it started to rain, I discovered the leaky roof. And the gutter water that didn't drain away from the foundation.

Within two years, I was giving my house back to the lender to avoid looming foreclosure.

I was crushed financially and emotionally.
